Qualifying prospective tenants and showcasing your property’s features at leasing inspections. By completing rigorous application checks including credit history, tenancy databases, current and previous rental history and employment checks.
Preparation and execution of tenancy documents including those required under the Residential Tenancies and Rooming Accommodation Act 2008, and those recommended as best practice by our agency specialists.
Managing the tenancy and expectations of all parties by providing clear and informative guidelines as well
as transparent communication. Collection of rental payments and stringent management of rental arrears.
Trust account management overseeing the collection and disbursement of all accounts relating to the property and providing collated monthly and end of financial year statements.

Providing recommended lease term and a comparative market analysis illustrating comparable properties and their recently achieved prices. Mitigating loss incurred due to vacancy by maintaining control of the lease expiry.
Performing vacating inspections, associated reporting, documentation and overseeing rectification works, bond claim and disbursements as well as representation at QCAT, insurance claims.
Income Maximisation Strategy
Income maximisation recommendations including capital improvements, preventative maintenance, tax
depreciation report arrangement, comparisons of Landlord Protection Insurances, referral to broker or
financial providers for loan and interest rate review. Providing recommendations and information about target trends. Regular communication with your Property Manager regarding your property and the rental market.
